Park City Selects Development Partner for Bonanza 5-Acre Site 

Park City, Utah – Park City selected Brinshore Development as its partner for the Bonanza 5-acre Site – a major milestone in delivering a mixed-use neighborhood, complete with cultural amenities, affordable housing, transit connectivity, underground parking, and neighborhood-scale retail. Brinshore was selected to join the partnership through an extensive selection process prioritizing alignment with community input, Council goals, and experience delivering mixed-use projects. 

The redevelopment, yet to be designed, will include public gathering spaces, land for a new Kimball Art Center, small-commercial spaces tailored for local entrepreneurs, and businesses. The site will be transit- and trail-connected, supporting a walkable new neighborhood in the geographic center of Park City.  

“After years of public input, community engagement, and feasibility studies, Park City is considerably closer to seeing a major community investment in affordable housing, new cultural amenities, walkability, and local neighborhood vitality,” said Park City Mayor Nann Worel. “With the Brinshore team on board, we are excited to rely upon their expertise to take us from community engagement and feasibility to design, architecture, and construction.” 

Brinshore is a nationally recognized firm specializing in affordable and mixed-income housing, with more than 11,000 units developed across 16 states and the District of Columbia. Known for its collaborative, community-focused approach, Brinshore often partners with local governments and nonprofits to create developments with meaningful community impacts. Their project team also has extensive knowledge of Park City and experience delivering results in Utah. 

Most recently, Brinshore led two major local mixed-use projects in Salt Lake City: The Aster, a mixed-income development featuring 168 affordable apartments, retail, and generous public space, and SPARK!, a $99 million affordable housing project that includes 200 units and an on-site childcare center. 

Brinshore is partnering with GTS Development Services, a local firm that assists municipalities, redevelopment agencies, schools and universities, and owners to plan, design, develop. GTS was involved in previous iterations of the 5-acre Site and has intimate knowledge of the property. 

Next, City officials will enter into an Exclusive Negotiating Agreement with Brinshore, followed by a pre-development agreement that sets performance expectations, timelines, and public benefits. Importantly, the next phase of work will also include design, layout, density, and architectural refinements.
